Every homesite is over an acre and several run well past. Fifty foot front and rear setbacks, with the rear setback held as a natural buffer for privacy and water quality.

Recorded covenants, an architectural review committee, minimum heated square footage, and exterior finish requirements. What gets built next door is not a question mark.

Harding Custom Homes is the preferred builder and knows every grade and septic line on the property. Owners may also bring their own approved builder.

Lake Wylie is close enough for a weekday evening on the water. Boating, fishing, kayaking, open year round. Major retailers, grocery stores, restaurants, and shopping centres sit a short drive out, so daily life stays easy.

Charlotte is thirty minutes away, which puts employment centres, professional sports, Charlotte Douglas International Airport, and the city's dining and cultural side within comfortable reach of a house with an acre around it.

The Builder

John Harding and his team build luxurious one of a kind custom homes and bring professional architecture services to the table, so the plan and the site get solved together rather than in sequence. Harding Custom Homes is licensed in North and South Carolina, is a member of the Better Business Bureau, and is a 2025 Pinnacle Award winner.

The first completed home in the community, at 575 Riddle Mill Road, sold on 1 February 2024 for $969,000 on a 2.43 acre homesite. Owners who prefer their own builder may bring one, subject to approval.

Southern Pine Lake was developed by MJ Rooster Investments LLC, the partnership of Mike Feehley and John Harding.
